Our last episode discussed one common dilemma most homeowners face and this is renting versus buying, which is better? According to Mecktimes and Trulia’s statistics, buying a house is better than renting one; specifically if you live within Charlotte, North Carolina. During the summer of 2013, buying a home was actually cheaper by 44 percent than renting. The difference between both narrowed since summer of 2012, where it was 54 percent cheaper to buy than to rent.

 

Furthermore, by Trulia’s estimate, the mortgage rate tipping point, when renting becomes cheaper than buying, is at 13.3 percent for Charlotte. And according to Bankrate.com, the current mortgage rates are 4.12 to 4.62.

 

The benefits of owning a home were also presented, here are a few:

  • When paying money towards the principal on your loan each month, you increase the percentage of your home that you own.
  • Mortgage payments remain the same with a fixed rate loan. Rent costs, however, inevitably go up.
  • You gain from the appreciation on your home. The whole house appreciates, not just your down payment.

 

On the other hand, the downside of renting was also discussed.

  • In renting, you do not accumulate equity. You are essentially giving away your money each month. Why are you buying your landlords home?
  • The landlord benefits from the appreciation values, not the tenant.
  • The landlord benefits from your work and improvements on a house or apartment that you rent.

 

 

For first time homebuyers, there are special lending programs you can rely on like HUD homes. If you live in Charlotte, be sure to get a certificate first from attending an 8-hour Home Buyer workshop and get up to $7,500 which you can use as down payment and closing costs.

 

For those who have been hurt by the economic downturn by a short sale or foreclosure; good news because you can now purchase a house in much less time because of a recent change in the rules. FHA has loosened their guidelines allowing borrowers to get a home loan in as little as 12 months after a foreclosure or short sale.

 

Last but not the least, the 3 most common myths of buying versus renting were also discussed, which are as follows:

 

Myth #1 A bigger down payment is always better

 

You don’t need to put 20% as down payment..

 

Myth # 2 You get more for your money in the suburbs

 

Savings from lower-cost housing often are wiped out by unexpectedly high transportation costs.

 

Myth #3: Renters escape property taxes

 

Renters don’t pay property taxes directly; any business minded landlord factors in all of their carrying costs into their rental rates so it’s like they’re paying the taxes of the landlord.

4 Ways to Keep Your Home Safe for Halloween

Whether you like it or not, trick-or-treaters are surely coming to your home this Halloween. They’ll be dressed in different costumes like ghosts, vampires, fairies or super heroes. Although this is a fun and exciting event for everyone, there are times that accidents happen. But if you plan ahead of time, you can help make the Halloween an accident-free and fire-safe day for everyone. Take these simple effective steps discussed below.

 

  1. Keep away lighted candles and Jack O’ Lanterns away from the doorsteps, yards or walkways. Yes, it really looks nice seeing lighted candles during Halloween especially at night. But if you don’t want accidents from happening, be sure to keep them away from your doorsteps, yards or walkways where any trick-or-treaters can easily brush his/her costume against the flame. Aside from this, keep away any candles from your curtains, decorations and other items that may easily flame up. Needless to say, never leave any burning candles unattended. To be safer, better use the “flameless” LED or battery-operated candles.

 

  1. Get rid of any obstacles from your yard or pathway. We have to remember that trick or treating happens usually at night so all trick-or-treaters will be visiting your decorated house when it’s dark. To be safe for everyone and to avoid accidents from happening, get rid of any obstacles from your yard, steps, or porches. This includes cleaning up your garden hoses, yard toys, lawn ornaments, and other items that you think might cause accidents. You should also sweep your sidewalks and steps from any wet leaves.

 

  1. Make use of LED pathway markers or glow-in-the-dark tapes. Rather than using candles in lighting any pathway, steps or a small rise in your driveway or porch, just use LED pathway markers or glow-in-the-dark tapes to help trick-or-treaters in finding their way to your front door where candy awaits.

 

  1. Keep your pets inside your house or away from the backyard. As much as possible, if you have pets like dogs, keep them first in a safe location away from the area where trick-or-treaters would possible pass. Remember, dogs are a territorial type of animal and they can bark or even snap at someone in defense of their surroundings. On the other hand, other pets like cats get anxious when they hear loud people or noise and that might cause them to run away.

Our HUD Workshop, Lunchtime Review, was a great success. We had a good turnout and everyone benefitted from the hands-on nature of the class. This workshop focused on how to complete a HUD contract.

Our guest speaker for this workshop was Gary Frank of Home Warranty of America. He spoke about his company’s warranty programs and the way it can benefit both buyers and sellers. He also provided a generous amount of sandwiches and refreshments from Newk’s Express Café.

We created a scenario about Claire and Craig Chase, who were a young newlywed couple in search of their first home. They needed a home that was affordable, but that didn’t require much renovation. Purchasing a foreclosure would help them get the size of house they wanted for a price that fits their budget. They decided to look exclusively for a HUD home because of the discounts available to them. They were especially excited about the $100 dollar down program, because they didn’t have very much saved up for a down payment.

We walked the class through all the steps that they would need to take to show Claire and Craig the property, make sure they were informed on any special circumstances, a place a bid. After the bid is accepted they filled out a real contract in class.

The agents enjoyed the class and, I think they got a lot out of it. Showcase Realty holds agent classes every month. An Easy Way to Improve Your Credit

In the credit game, you are supposed to lose. If you lose, THEY win. “They” of course, refers to the big Banks and Credit Bureaus. Both of whom benefit greatly when your credit score is lower. The Banks charge you a higher rate of interest and the Credit Bureaus look good to their #1 customer…The Banks!

 

One of the most complicated aspects of your credit score is what we call “revolving debt ratio”. It’s worth 30% of your score and almost no one knows about it! Keep in mind, your payment history is worth 35% of the score, just to give some perspective on the importance of this component. Your revolving debt ratio is simply the amount of money you owe on your revolving accounts divided by the limits on those accounts. A revolving account is an account where you don’t have a set payment amount with a set amount of payments to make to pay off the loan. A credit card is the most common example. You make payments based on your balance, which could be as little as zero. So, if you have a credit card with a $10,000 limit, and your balance is $5,000, then your revolving debt ratio is 50%. The credit scoring model measures this on an account-by-account basis and an overall basis.

 

Here’s the problem: By the time you get your statement in the mail, the credit card company has already sent your balance to the credit bureaus. They do so the day after your statement ending date. So, if you use your card throughout the month, like many of us have been told to do, then pay it off when you get the bill, you are never getting credit for it!!! The bureaus are never getting the information that the account is paid off!

 

Here’s the solution: Pay your credit card bills before the statement ending date. If you do this, then they will reflect their lowest balance of the month, instead of their highest balance of the month like the Banks and Bureaus prefer. With this component making up such a huge part of your score, it’s likely you’ll see an increase right away without spending more money than you already allocated.

Novant Health July 4th Spectacular will bring wholesome, alcohol-free family fun to Center City Charlotte in celebrating Independence Day, Charlotte’s largest fireworks display! Gates open at 5:30pm with family-fun activities taking place at Memorial Stadium from 6-9pm with a 9:30pm fireworks show. Due to construction, there will be LIMITED stadium seating available in the first section of the stands only. The lawn will accommodate a maximum capacity of 5,000 people in the in-field.
